New York County
From Financial District trading floors to Upper East Side medical suites and SoHo flagships — we build in occupied Manhattan buildings every day.
Manhattan is the most demanding construction environment in the country. Buildings are tall, occupied and heavily regulated. Freight elevators are shared and scheduled. Landlords review every drawing and certificate of insurance. Neighbors expect quiet during business hours, and opening dates are fixed months in advance.
Quedan Construction is a Manhattan general contractor that builds in exactly that environment every week. We deliver office fit-outs, retail stores, medical and dental offices, restaurants and commercial kitchens in every Manhattan neighborhood — from Financial District towers and Tribeca lofts to Midtown headquarters, Hudson Yards tenant floors, Upper East Side medical suites and Harlem storefronts.
Manhattan’s office market spans prewar loft buildings in Flatiron and NoMad, Class A towers on Park and Sixth Avenues, and the newest buildings at Hudson Yards and Manhattan West. Each comes with its own landlord standards, base-building systems and work rules. We build headquarters, law firm and financial offices, tech workplaces and pre-built spec suites across all of them, coordinating closely with building management so construction never disrupts other tenants.
From Fifth Avenue and Madison Avenue flagships to SoHo boutiques and Herald Square stores, Manhattan retail moves on fixed opening dates. We coordinate Landmarks review in historic districts, DOB and sign permits, sidewalk and delivery logistics, and overnight work windows to hand over stores merchandising-ready.
Manhattan’s medical practices cluster near the Upper East Side, Upper West Side and Midtown hospital centers — often in mixed-use and residential buildings with board approvals and limited plumbing access. We evaluate wet stacks, electrical capacity and accessibility before you sign, then build operatories, exam rooms, imaging suites and sterilization rooms to code.
Manhattan’s dining neighborhoods — the West Village, East Village, Lower East Side, Chelsea, Midtown and beyond — are full of buildings that were never designed for kitchen exhaust. We confirm exhaust routes, gas and grease infrastructure before you commit, and handle Place of Assembly, Landmarks and Health Department requirements through opening night.
We understand how Manhattan buildings work: certificate of insurance requirements, freight booking, after-hours schedules, sidewalk permits and landlord review cycles. That experience lets us build realistic schedules from day one — and keep them.

Local know-how
Most Manhattan commercial buildings restrict noisy work, deliveries and freight elevator use to after hours or set windows. We schedule demolition, core drilling and deliveries around those rules from day one.
Large parts of Manhattan — including SoHo-Cast Iron, Tribeca, Greenwich Village and the Upper East Side — are historic districts. Storefront, signage and exterior work there needs Landmarks Preservation Commission review before DOB permits.
Office and retail landlords review drawings, insurance and contractors; residential co-op and condo boards add their own alteration agreements for ground-floor and medical tenants. We prepare complete submissions to avoid repeat review rounds.
Deliveries, dumpsters and crane picks in Manhattan often need DOT permits, sidewalk protection and off-hours scheduling. We plan site logistics before construction starts.

FAQ

A typical 5,000 to 15,000 square foot Manhattan office takes about 5 to 7 months from lease signing to move-in, including design, landlord review, DOB permits and 10 to 16 weeks of construction.
Usually, yes. Storefronts, signage and exterior changes in Manhattan historic districts such as SoHo-Cast Iron and Tribeca require Landmarks Preservation Commission review before the Department of Buildings will issue permits.
All of them — from the Financial District, Tribeca and SoHo through Chelsea, Flatiron, Midtown and Hudson Yards to the Upper East Side, Upper West Side, Harlem, Washington Heights and Inwood.
