Corporate Headquarters
Multi-floor headquarters with executive suites, boardrooms, interconnecting stairs, town-hall spaces and full amenity floors.
From a single-floor office build-out to a multi-floor corporate headquarters, we build workplaces that open on schedule — even in fully occupied Manhattan towers.
Your office is where your company recruits, collaborates and meets its clients. Building it in New York City means working inside some of the most complex, regulated and heavily occupied buildings in the world — with landlord rules, freight elevator schedules, union requirements, DOB filings and neighbors who expect quiet during business hours.
Quedan Construction is an office construction contractor focused on exactly that environment. We deliver office fit-outs, build-outs and renovations for corporate headquarters, law firms, financial services firms, technology companies, nonprofits and coworking operators across Manhattan, Brooklyn, Queens, Westchester and Long Island.
Whether you are moving into a raw space, refreshing an existing floor, or consolidating several floors into a new headquarters, we manage the entire process: preconstruction budgeting, landlord approvals, permit coordination, construction, inspections and closeout.
Moving into a new space? We build complete office interiors from a demolished or core-and-shell condition: partitions, glass fronts, ceilings, lighting, HVAC distribution, plumbing for pantries and restrooms, sprinkler and fire alarm modifications, flooring, millwork and finishes. We coordinate closely with your architect, furniture dealer, IT and AV vendors so the space is ready for move-in, not just for inspection.
Not every project starts with an empty floor. Many of our clients renovate while their teams keep working. We phase work by zone, build temporary dust and noise partitions, and schedule demolition, core drilling and other disruptive tasks after hours. The result is a renovated office without losing weeks of productivity.
For building owners and property managers, we build pre-built and spec suites to a repeatable, efficient standard that helps lease vacant space faster — and we manage tenant improvement work for incoming tenants under tight lease commencement dates.
Most budget overruns on NYC office projects come from conditions nobody priced: insufficient HVAC capacity, outdated electrical service, restrooms that need accessibility upgrades, asbestos discovered during demolition, or base-building work the lease left ambiguous. Our pre-lease evaluations surface these issues before you sign, while you still have leverage to negotiate them into the work letter.
During design, we price the drawings at every milestone, recommend value-engineering alternatives that protect the design intent, and order long-lead items — glass, light fixtures, HVAC equipment, millwork — early, so they arrive before they are needed.
Today’s offices need to attract people back. That means more collaboration space, better meeting rooms, reliable AV, wellness and mothers’ rooms, phone booths, quality pantries and amenity areas — plus the infrastructure to support them. We build workplace strategies into reality: high-performance acoustics, flexible furniture-ready layouts, supplemental cooling for technology, and lighting and controls that meet the NYC Energy Conservation Code.
Office construction in New York requires coordination with the landlord, the Department of Buildings, the Department of Environmental Protection and FDNY. We coordinate the asbestos investigation, support your design team’s DOB NOW filings, schedule inspections, manage FDNY fire alarm acceptance testing and close out every permit. Read our guide to NYC DOB permits for commercial interior renovations to see what’s involved.

How we work
01
We walk candidate spaces with you, flag hidden costs — HVAC capacity, electrical, restrooms, asbestos — and price a test fit before you sign.
02
Budget, schedule, value engineering and long-lead procurement run in parallel with design, so construction starts the day permits are issued.
03
We coordinate landlord review, asbestos filings, DOB permits and insurance so nothing stalls between design and mobilization.
04
A dedicated superintendent on site every day, after-hours work for noisy tasks, and weekly reports with photos, schedule and cost.
05
Inspections, FDNY testing, furniture and IT coordination, punch list and permit sign-off — closed out before your first day in the space.
Why Quedan
We work in active Class A towers every week. Our crews respect building rules, protect common areas and schedule noisy work after hours.
Open-book estimates, line-item change orders and a cost report every week. No surprises at closeout.
Long-lead items are ordered during design. Our schedules are built backward from your move-in date — and we keep them.
A single project manager owns your project from first walkthrough to final sign-off, and answers the phone.
Service area
We build offices in every major New York business district.
FAQ
A typical 5,000 to 15,000 square foot office takes about 5 to 7 months from lease signing to move-in: 6 to 10 weeks of design, 4 to 8 weeks for landlord review and permits, and 10 to 16 weeks of construction. Smaller offices can be faster; multi-floor headquarters often take 10 months or more.
The terms overlap. A build-out or fit-out usually means constructing a new tenant space — walls, ceilings, MEP and finishes — often from a raw or demolished condition. A renovation typically updates an existing, occupied office. Quedan handles all three, including phased renovations where your team keeps working.
Yes. Most of our Manhattan office projects are in occupied buildings. We follow building rules, protect common areas, use the freight elevator on schedule, and perform noisy work such as core drilling and demolition after hours to avoid disrupting other tenants.
In many cases, yes. We phase the work floor by floor or zone by zone, build temporary partitions for dust and noise control, and schedule disruptive work at night or on weekends so your team can keep working.
Most office renovations that go beyond paint and carpet need Department of Buildings permits — including new partitions, plumbing, HVAC, sprinkler and fire alarm changes. Your architect or engineer files through DOB NOW: Build, and we coordinate the asbestos filing, inspections and final sign-off.
Yes. A pre-lease walkthrough identifies costly issues — insufficient HVAC or electrical capacity, restroom upgrades, asbestos, or base-building work — while you still have negotiating leverage. We provide pre-lease evaluations and test-fit budgets.
The work letter is the part of your lease that defines what the landlord builds or pays for. The tenant improvement (TI) allowance is the amount the landlord contributes toward your build-out. We review work letters and budgets so you know how far the allowance will go before you sign.
Yes. We regularly work with the client's architect, interior designer, project manager and furniture dealer. We can also recommend design partners if you are starting from scratch.
We build offices throughout Manhattan — including Midtown, Hudson Yards, the Financial District, Flatiron and Hudson Square — as well as Downtown Brooklyn, DUMBO, Long Island City, Westchester and Long Island.
