Construction management for complex New York projects

New York construction projects involve a lot of moving parts: landlords and building rules, architects and engineers, furniture and IT vendors, multiple agencies and dozens of trades. Without someone accountable for bringing it all together, budgets drift, schedules slip and decisions get made without the full picture.

Quedan Construction provides construction management, owner’s representative and preconstruction services for corporate tenants, healthcare providers, retailers, restaurant groups, landlords and institutions across New York City, Long Island and Westchester. Because we are also a licensed general contractor, we bring hands-on construction knowledge to every decision.

Owner’s representative services

As your owner’s representative, we sit on your side of the table. We help select and manage your design team, establish the budget and schedule, prepare and level bids, negotiate contracts, review change orders and payment applications, and report progress in plain language. Our job is to protect your interests at every stage.

Construction manager at risk

For clients who want a single point of responsibility, we can serve as construction manager at risk: joining the project during design, providing preconstruction services, and then delivering the work under a guaranteed maximum price with open-book cost reporting.

Preconstruction services

The decisions made before construction starts determine most of a project’s cost. We provide site evaluations, test-fit budgets, constructability reviews, value engineering, procurement strategies and master schedules so you can make informed decisions early.

Multi-site and portfolio programs

Organizations with many locations need consistency. We manage multi-site programs for offices, retail stores, medical practices and restaurants with standardized specifications, procurement strategies, reporting formats and quality checks across every project.

Transparency you can verify

Every project we manage includes open-book cost reporting, leveled bids, documented change order reviews and regular forecasts. You always know where the money is going, what’s coming next and what risks we’re managing on your behalf.

FAQ

Construction management questions, answered

What does a construction manager do?

A construction manager plans, coordinates and controls a construction project on the owner's behalf — managing budget, schedule, quality, contractors and approvals from preconstruction through closeout.

What is an owner's representative?

An owner's representative is an independent advocate who represents the client's interests throughout a project, managing the design team, contractors and consultants, reviewing costs and changes, and keeping the project aligned with the client's goals.

What is the difference between a construction manager and a general contractor?

A general contractor typically holds the trade contracts and builds the project for an agreed price. A construction manager may act as an advisor (agency CM or owner's rep) or take on construction risk under a guaranteed maximum price (CM at risk). Quedan provides both general contracting and construction management.

What is construction manager at risk?

Under construction manager at risk (CMAR), the construction manager joins the project during design, provides preconstruction services, and then delivers the project under a guaranteed maximum price, taking responsibility for cost overruns beyond that price.

When should I hire a construction manager?

As early as possible — ideally before signing a lease or finalizing design. Early involvement allows the construction manager to influence site selection, budgets, design decisions and procurement, where most of the value is created.

How much does an owner's representative cost?

Fees depend on project size, duration and scope. Common structures include fixed fees, a percentage of construction cost, or monthly fees. We provide a written proposal after understanding your project.

Can a construction manager reduce project costs?

Yes. Through early budgeting, constructability reviews, value engineering, competitive bidding, bid leveling and change order control, a construction manager often saves more than their fee — and reduces the risk of costly surprises.

Do you manage multi-location programs?

Yes. We manage portfolios of offices, retail stores, medical practices and restaurants with consistent standards, procurement strategies and reporting across every location.

Do you work with our architect and existing contractors?

Yes. As construction manager or owner's representative, we work alongside your architect, engineers, furniture vendors and contractors, coordinating everyone toward the same budget and schedule.

What types of projects do you manage?

We manage office, medical and dental, retail, restaurant and commercial kitchen projects, as well as larger renovation and capital programs, throughout New York City, Long Island and Westchester.
