# Medical & Dental Offices

> Quedan Construction builds medical offices, dental practices, dermatology suites, imaging centers and outpatient clinics across New York City — with plumbing at every operatory, medical gas, X-ray shielding and code compliance handled in-house.

## Medical and dental construction, built around patient care

A medical or dental office is not a standard office with a few sinks. Every operatory and exam room needs plumbing. Sterilization rooms need a clean-to-dirty workflow and exhaust. Imaging rooms need shielding, structural support and dedicated power. Medical gas has its own installation and verification standards. And all of it has to pass inspection before you can see your first patient.

Quedan Construction is a **medical office construction contractor** that builds **dental offices, medical practices, dermatology suites, imaging centers and outpatient clinics** across New York City, Long Island and Westchester. We have built hundreds of operatories and exam rooms, and we bring that experience to every stage — from evaluating a space before you sign to coordinating your equipment vendors and closing out every permit.

### Dental office build-outs

Dental practices are among the most plumbing-intensive tenant spaces in any building. We coordinate operatory layouts with your chair and cabinetry manufacturer, plan floor boxes and utility chases, size vacuum and compressor rooms with ventilation and sound control, and install amalgam separators, sterilization centers and lab spaces. Pediatric, orthodontic, endodontic and oral surgery practices each bring their own requirements, and we plan for them from day one.

### Medical office construction

For physician practices, we build exam and procedure rooms with hand-washing sinks, labs, nurse stations, consult rooms and patient-friendly waiting areas. We design partitions for patient privacy with sound-attenuating construction and solid-core doors, select durable finishes that are easy to disinfect, and provide dedicated circuits and supplemental cooling where equipment demands it.

### Imaging, procedure and specialty suites

For imaging and diagnostic spaces, we build to the shielding design prepared by your medical physicist — lead-lined drywall, shielded doors and frames, and lead glass at control windows — and coordinate structural support and power for heavy equipment. For procedure and ambulatory suites, we address the added fire separation, egress and essential electrical requirements that apply when patients may be incapable of self-preservation.

## The pre-lease walkthrough that saves months

The most expensive problems in medical construction are locked in when the lease is signed. If the plumbing stack is on the far side of the floor, if the landlord won't allow core drilling, if the electrical service can't support your imaging equipment, or if the restrooms need accessibility upgrades, the cost lands on your project.

Before you sign, we walk the space with you and evaluate wet stack locations, coring feasibility, electrical capacity, HVAC options, accessibility and use permissions. You get a clear picture of the budget and schedule — and the leverage to negotiate base-building work into your work letter.

## Code compliance and approvals, handled

Healthcare construction in New York involves more approvals than almost any other interior project. We coordinate the landlord's review, the asbestos survey and DEP filing, your design team's DOB permits, inspections for every work type, FDNY fire alarm testing, **medical gas verification**, and support for **X-ray equipment registration** with the NYC Department of Health and Mental Hygiene (or New York State DOH outside the city). Our [NYC medical and dental office buildout checklist](/insights/nyc-medical-buildout-checklist/) walks through the full process.

## Expansions and renovations in operating practices

Growing practices often need to add operatories or exam rooms without closing. We phase construction by zone, schedule disruptive work after hours, and use infection control risk assessment (ICRA) measures — dust barriers, negative air, cleaning protocols — so your patients and staff stay safe and your schedule stays full.

## Healthcare spaces for every specialty

- **Dental Offices:** General, pediatric, orthodontic and specialty dental practices with plumbing, vacuum and air at every operatory, plus amalgam separators and sterilization centers.
- **Primary Care & Pediatrics:** Exam rooms, labs, vaccine storage with backup power, and separate sick and well waiting areas designed for patient flow.
- **Dermatology & Aesthetics:** Procedure rooms, laser suites with dedicated exhaust, and hospitality-grade waiting lounges that reflect your brand.
- **Imaging & Diagnostics:** X-ray, CT, cone-beam and ultrasound rooms with medical-physicist shielding design, structural support and dedicated power.
- **Multi-Specialty Clinics:** Larger outpatient practices with shared check-in, multiple care teams, procedure rooms and staff support spaces.
- **Ambulatory & Procedure Suites:** Procedure and recovery rooms with the added fire separation, egress and essential electrical requirements of ambulatory care.

## From lease to first patient

1. **Pre-lease evaluation** — We check wet stacks, electrical capacity, HVAC and accessibility before you sign — the issues that most often derail medical buildouts.
2. **Equipment & design** — We collect chair, imaging and sterilizer rough-in specs early and price the design at every milestone so layout decisions stay affordable.
3. **Approvals** — Landlord review, asbestos filing, DOB permits and shielding design move in parallel, coordinated by one project manager.
4. **Construction** — Slab coring, MEP rough-in, shielding and clinical finishes, with rough-in inspections passed before any wall is closed.
5. **Verification & opening** — Medical gas verification, FDNY testing, equipment install support, X-ray registration and permit sign-off — then your first patient.

## Frequently asked questions

### How long does a medical office build-out take?

A typical 3,000 to 6,000 square foot private practice takes roughly 5 to 9 months from lease signing to opening, including design, landlord review, DOB permits, 10 to 16 weeks of construction, and inspections. Facilities requiring New York State DOH (Article 28) approval take significantly longer.

### What should I check before leasing a space for a medical or dental office?

Confirm the location of plumbing stacks and whether the landlord allows core drilling, the available electrical capacity, HVAC options and after-hours availability, accessibility of the entrance, elevator and restrooms, and whether the certificate of occupancy and zoning permit medical use. A contractor walkthrough before signing is the best protection.

### Does my dental office need an amalgam separator?

Under the U.S. EPA dental effluent rule, most dental offices that place or remove amalgam must install and maintain an ISO 11143-compliant amalgam separator. We include it in the plumbing design from the start.

### Who designs X-ray shielding?

A qualified medical physicist prepares the shielding design based on the equipment, workload and adjacent spaces. We build the lead-lined walls, doors and control windows to that design and coordinate the post-installation survey and equipment registration.

### Do you install medical gas systems?

Yes. Medical gas systems are installed by ASSE 6010-certified installers under NFPA 99, and the completed system is verified by an independent ASSE 6030 verifier before use. We coordinate the full process, including dental air and vacuum systems.

### Can you renovate our practice while we keep seeing patients?

Yes. We phase work by zone, schedule noisy and dusty tasks after hours, and use infection control risk assessment (ICRA) measures such as dust barriers and negative air to protect patients and staff.

### Do medical offices need special accessibility features?

Yes. Medical offices must meet the ADA and the accessibility requirements of the NYC Building Code, including accessible routes, restrooms, reception counters and exam rooms. When you alter a space, path-of-travel improvements to restrooms and entrances may also be required.

### Do I need New York State Department of Health approval?

Private physician and dental practices generally do not. Facilities licensed under Article 28 of the Public Health Law — such as diagnostic and treatment centers and ambulatory surgery centers — require NYS DOH review and must follow additional design guidelines.

### Do you work outside Manhattan?

Yes. We build medical and dental offices throughout Manhattan, Brooklyn, Queens, the Bronx and Staten Island, as well as Long Island and Westchester.
