# Residential Construction

> Quedan Construction renovates townhouses, brownstones, condos, co-ops and single-family homes across Manhattan, Brooklyn, Queens, Long Island and Westchester — with board approvals, DOB permits and Landmarks review handled for you.

## Residential construction with commercial-grade discipline

Renovating a home in New York is different from anywhere else. Co-op and condo boards review every plan. Buildings restrict work hours, deliveries and elevator use. Townhouses and brownstones often sit in landmark districts. And behind every finished wall are plumbing, electrical and structural systems that have to be done right the first time.

Quedan Construction is a **residential renovation contractor** for **townhouses, brownstones, condos, co-ops and single-family homes** across Manhattan, Brooklyn, Queens, the Bronx, Staten Island, Long Island and Westchester. We bring the same scheduling, safety and transparency we use on commercial projects to every home we build.

### Townhouses and brownstones

We renovate and restore townhouses and brownstones from the cellar to the roof — preserving original details such as moldings, staircases and facades while adding modern mechanical systems, open kitchens, new baths, elevators and rear extensions. In landmark districts, we coordinate with your architect on Landmarks Preservation Commission approvals.

### Co-op and condo apartments

Apartment renovations live and die by building approvals. We prepare complete alteration packages for co-op and condo boards, provide the insurance certificates buildings require, coordinate with managing agents and supers, and follow every building rule on work hours, noise and elevator use — so your project moves forward without friction.

### Single-family homes on Long Island and in Westchester

For homes in Nassau County, Suffolk County and Westchester, we manage whole-house renovations and additions, coordinating permits with local town, city and village building departments and keeping the project on schedule.

## One accountable team

Every residential project has a single project manager responsible for budget, schedule and communication, and a superintendent on site every day. You'll receive weekly updates with photos, a clear view of any changes before they happen, and a home handed back clean, inspected and ready to live in.

## Frequently asked questions

### Do you renovate co-op and condo apartments?

Yes. We regularly work under co-op and condo alteration agreements, preparing the board package, coordinating with the managing agent and building staff, providing insurance certificates and following the building's work-hour and elevator rules.

### Do I need a permit to renovate my apartment or house in NYC?

Most renovations beyond cosmetic finishes — moving walls, plumbing, electrical, gas or structural work — require Department of Buildings permits in New York City. Outside the city, permits come from your town or village building department. We coordinate the filings and inspections with your architect.

### Can you renovate a townhouse or brownstone in a landmark district?

Yes. Exterior work such as facades, windows, stoops and rear extensions in historic districts requires Landmarks Preservation Commission review. We coordinate with your architect on the application and build to the approved design.

### Can you combine two apartments?

Yes. Apartment combinations typically require board approval, DOB filings and sometimes an amended certificate of occupancy, plus structural and plumbing work. We manage the full process.

### Can I live in my home during the renovation?

For smaller or phased projects, often yes. We set up dust protection and phase the work so key spaces stay usable. For gut renovations, most clients move out temporarily, and we plan the schedule around that.

### Do you work on Long Island and in Westchester?

Yes. We renovate homes throughout Nassau County, Suffolk County and Westchester, coordinating permits with the local town, city or village building department.

### Do you work with my architect or designer?

Yes. We work with your architect and interior designer from early budgeting through construction, or we can recommend design partners if you're starting from scratch.
